55 Romney

The 55 Romney project will be located at the corner of Romney Street and North Hanover Street in the North-Central neighborhood of Charleston, South Carolina. This project will be a mix of retail, parking, and multi-family residential.

Retail and lobby space will wrap around the perimeter of the building with interior parking at the ground level, all supported on structured slab on grade. A ramp up to the first elevated level will allow tenants and customers access to additional parking. At the second elevated floor, a post-tensioned concrete podium slab will cap the two-story tall cast-in place concrete portion of the building. The second-floor podium will support a public courtyard with elevated swimming pool, as well as four separate six-story tall residential towers that continue up the remainder of the building. Elevated bridges will tie Buildings 1 and 2, and 3 and 4 together respectively at each floor.

The residential towers and bridges above podium will be framed with cold formed metal studs and structural steel, and composite metal deck for the floor. Buildings 1 and 2 at the north end of the project will have two-story tall loft units at the top level, along with private terraces. Each residential tower, and the podium concrete structure below will be laterally braced by special reinforced concrete shear walls. The building will be supported on deep foundations, utilizing precast concrete piles that will extend down and support into the dense cooper marl below.
