Solis Brightleaf

The Solis Brightleaf project is located between West Main Street to the north and West Peabody Street  to the south on the west side of the existing Brightleaf Square development in Durham, North Carolina.  The existing railroad tracks run parallel to the site on the south side of West Peabody Street. Several existing buildings are located on the site and will be demolished prior to construction. These structures include a single story brick structure previously functioning as a memorial chapel and a two-story brick
structure previously functioning as a funeral home.

The building composition is a 5-story Type IIIA wood structure bearing on a 2-story Type IA concrete structure housing parking and amenity spaces. A concrete transfer podium will be located at the third floor to support the five levels of wood framing above. A depressed pool courtyard will be located within the podium slab.  The first floor parking level will be accessed via an entrance off of West Main on the north. The second floor parking level will be accessed via an entrance off of West Peabody on the south. A 1.5-story move-in trash space will be located on the south side of the building. The leasing/amenity space will be located at the first floor on grade with an elevated fitness room, indoor/outdoor terrace and amenity balcony located on the second floor.   The building metrics include approximately 299,000 GSF of residential, parking and amenity spaces with 194 residential units.
