This pair of five-story residential structures is located in Sandy Springs, Georgia. It is part of a larger overall development that includes a performing arts center, parking structures and stand-alone retail.
Both buildings are type III multifamily residential construction. The majority of the wood framing bears on conventional concrete slab on grade, though there is a post-tensioned concrete podium slab in one building that supports four levels of wood framing above. Several retail spaces are provided below the podium slab.
The foundations supporting the two residential buildings are shallow foundations on native soils and engineered fill. However, a portion of the south building footprint occurs directly over a subterranean parking structure (designed by others). For this reason, two expansion joints were provided in the wood framing to allow for differential movement at the foundation level.
