The Element Galleria project consists of approximately 282 Apartment units and a 6-story precast parking garage with approximately 407 parking spaces. The development also includes a pool, fitness, game room, and common areas.
The structure is Type III wood framing with wood floor and roof trusses spanning between wood framed bearing walls. Three cast-in-place post tensioned concrete podium slabs with concrete columns were incorporated to create larger open spaces at the ground level to accommodate amenity and retail functions. Steel moment frames were utilized to transfer out the wood framing and shear walls at the club room and storage spaces. OSB and gypsum sheathed wood framed shear walls resist lateral loads. The structure bears on shallow concrete spread footings on rammed aggregate piers. Grade differentials required significant use of concrete retaining walls at the building perimeters.
Construction is ongoing with completion anticipated in early 2021.
