Located in Silver Spring, Maryland, the Elizabeth House III project provides 267 mixed-income senior housing residential units, with three levels of underground parking. The lowest four levels will contain amenity space, health clinic, and a Montgomery County Rec Center including a 10-lane competition swimming pool, leisure pool, recreation pool, exercise space, gymnasium, locker rooms, and meeting rooms.
The 16-story structure consists of post-tensioned flat plate floors above grade and mild reinforced flat slabs at the ground levels and the parking levels. Lateral loads are resisted by reinforced concrete shear walls and the reinforced concrete basement walls. Structural concrete columns and walls are supported by shallow concrete spread footings and mat slabs bearing on rock.
The project is part of a larger ongoing master plan for the block including renovation of an existing residential tower on the south side of the block, a future market rate residential tower on the north side of the site, and a shared courtyard area over underground parking. It also will feature a green roof, bioretention, and community rooftop garden.
