Gaddy Residential

This multifamily residential project for Kane Realty Corporation is located at the intersection of St. Albans Drive and Church at North Hills Street in Raleigh, North Carolina. It consists of five to six levels of wood-framed multifamily residential (6-story conditions being those with a basement) with a total of 326 units. There is also an adjacent precast parking deck structure. 

The residential building was split into four separate structures, each one of which is Type III construction. Separation of the buildings is via firewalls. A significant portion of the framing at levels 3 and 4 in Building 2000 contain transfer framing to support load-bearing walls over amenity spaces. Grade varies significantly around the site, resulting in the ground level of the residential building being located at the basement level in Building 1000, while being partially located at level 4 in Building 3000. The grade changes are frequently managed with cast-in-place concrete site walls located outboard of the building footprint. 

The foundations supporting the residential buildings are shallow foundations on native soils and engineered fill. The parking garage are supported on shallow spread footings bearing upon soils improved through the use of aggregate piers.
