This three-story residential structure is located in the Ballantyne East area south of Charlotte, North Carolina. The project consists of three stories of type VA residential construction, all of which bears upon a post-tensioned concrete slab on grade. The project was divided into three pieces by two fire walls composed of a mixture of shaft liner and fully-grouted CMU.
The majority of the project is wood-framing, though there is a sizable area of transfer framing in the central portion of the project at level 2. The transfer framing is necessary to keep open the spaces for leasing, club room, and fitness. Post-tensioned slabs on grade were required as a means to limit the amount of site remediation necessary, as the in situ soils had moderate to high plasticity.
