Somerby of Franklin, located south of Nashville in Franklin, Tennessee, is a senior living facility that provides both independent living and assisted care options for its residents. The complex consists of three buildings – an independent living building, an assisted living/memory care building, and a common building. The complex consists of 136 independent living units and 72 assisted living/memory care units and 246,679 SF of total space, 37% of which consists of common areas.
The independent living building is a four-story structure that is type V wood-framed construction on a conventional concrete slab on grade foundation. A significant portion of the level 2, 3 and 4 framing is composed of steel and engineered lumber, as transfer conditions existed in many areas, due to the requirement for large open spaces in common areas. The assisted living/memory care building is a two-story structure that is wood-framed type V construction supported on a conventional concrete slab on grade foundation. Portions of the level 3 framing are composed of steel and engineered lumber, as needed to provided clear space for common areas at level 2. A small portion of this building also has a basement. The common building is a steel-framed building utilizing composite slab on metal deck for the elevated floors and cold-formed metal framing (CFMF) roof trusses. The lateral system for this building was a combination of steel moment frames and steel braced frames.
