Third and Grand

Located in the City of Detroit where New Center and Midtown meet, this project provides five levels of residential space along with an additional level of retail space facing historic Grand Boulevard. The upper five levels of loadbearing, cold formed steel sit atop two full levels of concrete framing. An interstitial, concrete mezzanine between the first and second levels offers additional parking, and the lowest level of the structure is completely below grade, providing sheltered parking for the building’s residents

Both post-tensioned and mildly reinforced concrete floors are used throughout the project. Two-way, flatplate, posttensioned concrete slabs frame the parking areas and provide a podium for the upper cold formed framing. The podium level also incorporates stage-stressing into its design to reduce the requirement for mild slab reinforcement. The retail areas employ two-way, flat-plate, mildly reinforced slabs to accommodate variability in future uses.

The panelized cold formed walls support Ecospan composite floors.
