Rome Courtyard

This limited-service hotel is located in downtown Rome, Georgia at the intersection of the Coosa River and the Oostanaula River. The project included two levels of cast-in-place post tensioned concrete for parking. Above the parking is one level of concrete podium and three levels of wood framing for the hotel rooms.

Due to the poor soils adjacent to the rivers, driven steel piles were required for a foundation system. Bridge structures coming from the river were tied in the hotel by means of an extensive walkway system.

The amenity level has a gracious pool & dining area with great views of the river. A combination of wood shear walls and concrete moment frames were used for the alter force resisting system.

TownePlace Suites by Marriott

The 63,596 SF TownePlace Suites by Marriott is a four-story hotel located in Sarasota, FL. This building by Continental Properties Company, Inc. consists of lobby, amenity, and hotel suites at the ground floor and three levels of hotel suites above with 117 units in total. The foundation system is constructed of post-tensioned slab on grade. The structural system of the building is type VA wood construction with load bearing stud walls and open web floor and roof trusses.

The ground floor lobby and amenity space has transfer framing in the floor system above to continue the structural load path from the bearing and shear walls in the second-floor suites down to the foundation. This transfer framing is a mixture of wood and steel framing under bearing walls, and steel moment frames under the shear walls.

Fenton Mixed Use

Fenton is a multi-building mixed-use development that is planned on 92 acres of Cary Town Boulevard on the west side of the intersection with I-40. EM Structural was in charge of the design of twelve buildings, totaling 850,000 SF, and three precast standalone parking garages. The buildings are framed of structural steel, cast-in-place concrete and type IIIA wood construction.  

Five of the buildings are single tenant, single story structural steel construction. One building is single story structural steel with multiple retail tenants. Two buildings are multi-tenant steel construction for office and retail use. Two buildings are three stories of structural steel office space on top of a cast-in-place concrete slab covering retail tenants. One building includes a roughly 110,000 SF cast-in-place post-tensioned concrete podium supporting 350 apartment units framed in type IIIA wood-framed construction. One building is split into three uses and framed in structural steel. This building includes a movie theater, a restaurant and the administrative offices for the complex.

Dewberry Charleston

The Dewberry Hotel, L. Mendel Rivers Federal Building Renovation

In 2016, the 120,000 SF Dewberry hotel opened in the renovated and repurposed former L. Mendel Rivers Federal Building. Originally constructed as a General Service Administration office building, this mid-century modern structure is located on two acres across from Marion Square on Meeting Street.

This five-star hotel was brought to life over the course of eight years, and offers 155 luxurious guest rooms. The hotel features a Southern dining, a bar, an urban oasis spa, a ballroom, and an 8th floor rooftop terrace.

Although the building’s interior was largely recreated, the marble-and-brick facade has remained largely intact, thereby preserving the architectural integrity of this John F. Kennedy commissioned mid-century building, and lives as the table tops on Henrietta’s outdoor rooftop dining terrace.

Hotel Indigo

Riverfront Hotel Indigo is a hospitality project located in Tuscaloosa, Alabama.  There is a concrete podium of about 16,000sf covering the retail area and amenity spaces. There are three levels of light-gauge framing with slab on metal deck construction on top of the podium.

The podium structure consists of post tensioned concrete beams and slab supported by concrete columns to allow an open ground floor amenity and retail space.  The floors above the podium are constructed of 3½” concrete topping over 2” Epicore MSR deck supported by load bearing cold formed metal stud walls.

The lateral system for the building consisted of a combination of concrete and CMU shear walls at the stairs and elevators.  The building bears on auger cast concrete piles with pile caps at the building columns and shear walls.

SpringHill Suites

SpringHill Suites Orange Beach at the Wharf is a 5-story all-suite hotel located near Alabama’s Gulf Coast.  The second level consists of an 18,000sf concrete podium with concrete shear walls at the stairs and elevator.  The upper 3 elevated levels are constructed of precast hollow core planks bearing on reinforced concrete masonry walls.

The podium level is constructed of post-tensioned concrete beams and slab supported by concrete columns to allow for open spaces for the retail area and amenity spaces below. There are three levels of load bearing masonry construction on top of the podium.

The floors above as well as the roof are hollow core concrete planks with a topping slab. The lateral force resisting system as well as the load bearing walls are constructed of reinforced concrete and concrete masonry units.
