Progress Place

Progress Place was built primarily as a County facility catering to the needs of different groups like technology services, health services, and maintenance staff. Additionally, it houses shelter spaces and a food kitchen run by independent non-profit organizations. The fourth floor offers housing for homeless individuals with high needs, providing 250 SF apartments with private bathrooms and food preparation areas. These occupants can stay indefinitely and have access to communal kitchen and laundry facilities. This LEED Silver project integrates service, commercial, and residential aspects, making it multifaceted in its design and purpose.

Towngate North

Towngate North

Towngate North features 81 units situated in two mid-rise 5-story buildings. Floor plans at Towngate North feature one, two and three bedroom configurations with designer details. The existing structures consist of two-way, cast-in-place concrete flat slabs at each level supported by concrete columns at approximately 20’ on center, each direction. Each level is a unique floor design which steps back at each level to create large outdoor terraces. The residential levels are located above a multilevel below-grade, cast-in-place concrete parking garage. The structural effort included enlargement of an existing elevator shaft for a stretcher compliant elevator, extension of an elevator to access the roof, extension of a stair tower to access the roof, and a design of a new roof terrace design with views of parkland, Reagan National Airport, and DC. Portions of the slab were infilled and extended to provide more square footage for units, and review and approval of hundreds of new core drilled slab openings for mechanical, electrical, and plumbing lines and ducts.

Sorrento

Sorrento

Sorrento (formerly Roland Clarke), located immediately to the south of the Dulles Toll Road and within walking distance to the Wiehle-Reston East Silver Line metro station, includes 306 luxury apartments in an eight story structure. The upper five floors consist of Type IIIA woodframed construction and are supported by three stories of cast-in-place post-tensioned concrete construction. The elevated podium slab includes a pool courtyard with a depressed pool structure positioned over a three-story amenity space. The wood-framed structure steps back along the east side of the building creating multiple accessible terraces facing towards the east. A rooftop amenity terrace and sky lounge were designed to create impressive views towards the Reston National Golf Course. The precast structure was positioned along the north edge of the site and acted as a screen between the residential building and the highway. Foundations were coordinated with extensive buried stormwater detention systems on a tight site.

Solis Midtown

Solis Midtown

Solis Midtown, aka Solis Berkeley, is a 6-story, 311K SF luxury apartment building. The community will be wellness-focused, featuring yoga rooms, a weight room, and meditation rooms. The development also includes 3.8K SF of office space and a 154K SF parking garage with 440 spaces.
The project utilizes a podium with Type 1A and IIIA wood-frame structure and will include a basement and a penthouse floor. The 328 residential units range from 530 to 1,700 SF. The 14,000 SF of property amenity spaces include private fitness studios, an outdoor amenity courtyard and pool, a pet spa, and concierge services.
The project is located on a tight site with a very limited lay-down area and is adjacent to active business and healthcare facilities.
alexan optimist park

Alton Optimist Park

Formerly known as Alexan Optimist Park, this 268,800 SF apartment building has a total of 238 units and offers 12 unit types. The wrap-style apartment building steps up from five stories to a six-story building with street-level amenity spaces. The 9,700 SF of amenities cater to the Millennial generation of renters, with features such as outdoor fire pits and grills, a clubroom bar and lounge, in addition to a fitness center and yoga room. Additional amenities include a business center, dog wash, resident-only bike storage and workshop, secure dog park, and pool courtyard with a sun shelf and in-pool chaise lounges. The apartments wrap a five-story, 109,000 SF, precast parking structure that securely parks 314 vehicles. The parking structure is naturally ventilated on the upper floors to cut down on energy demands.

Raleigh Iron Works

Raleigh Iron Works is a mixed-use development that includes retail, dining, wellness, event and outdoor spaces. The first phase of the project includes the renovation of the historic Peden Steel mills and warehouses into office and retail spaces, along with the construction of a new 7-story multifamily building.

The development also includes a structured parking deck with approximately 700 spaces as well as 115 surface parking spaces sitewide, with a planned greenway connection. The property features flexible spaces for informal gatherings, outdoor dining, public art and events.

The development includes approximately 500K SF of office space, 90K SF retail, restaurant, venue and fitness space, as well as 220 residential units.

Fenton

Fenton is a multi-building, mixed-use development in Cary, NC. It is located on 92 acres in the center of the Research Triangle region. EM Structural led the structural design for all fourteen buildings in Phase 1, totaling 2.5 million SF, as well as three precast standalone parking decks. All buildings were designed and constructed concurrently with the goal of opening the entire development at the same time. The buildings are framed of structural steel, cast-in-place concrete, and type IIIA wood construction.

Five of the buildings are single-tenant, single-story structural steel construction. One building is single-story structural steel with multiple retail tenants. Two buildings are multi-tenant steel construction for office and retail use. Two buildings are three stories of structural steel office space on top of a cast-in-place concrete slab covering retail tenants. One building includes a roughly 110,000 SF cast-in-place post-tensioned concrete podium supporting 350 apartment units framed in type IIIA wood-framed construction. One building is split into three uses and framed in structural steel. This building includes a movie theater, a restaurant, and administrative offices for the complex.

The project received the SEA of NC 2022 Excellence in Structural Engineering Award for New Construction over $100 Million.

Alexan post-tensioned concrete project

Alexan Old Town

Alexan Old Town is located on a site previously used for a WMATA Bus Facility, rezoned from commercial to residential use in Historic Old Town Alexandria. This site transformation to a luxury apartment building with first-class amenities required a contemporary six-story multifamily building on two street frontages. On the remaining frontages are four-story townhouse scale units, designed to respect the existing residences adjacent to the site.
Two floating glass bridges are provided to connect the wood apartment buildings, breaking up the block, and providing street-level access to the ground-level pool courtyard. The mat foundation was constructed on contaminated soils with post-tensioned concrete soil uplift anchors to accommodate buoyant forces due to elevated groundwater.
The three distinct roof terraces provide residents with a range of amenities along with exceptional views of the Potomac River and the surrounding Historic Old Town Alexandria. The development also includes a level and a half of below-grade parking.

The Porter structural steel design multifamily apartments

The Porter

This 7-story, multifamily apartment project consists of 118 residential units in Charleston, SC. The ground floor level has parking, a leasing area, mail room, and fitness area that are all supported on a post tensioned structural slab on grade supported by an array of 18” square driven pilings. The heated spaces on the ground level are also detailed to be flood proofed while in the parking area is detailed with vents in the walls and slabs to allow for water movement without building up an excess of pressure.

In the fitness area, several existing wood trusses from the previous site development were repurposed. Part of the existing structure was saved and steel support structure was provided to brace an existing wall. Steel framing was also provided to revise the openings in this structure to be more accommodating for a retail tenant.

Above the ground level is one level of elevated post tensioned concrete parking. Above parking is a post-tensioned concrete transfer podium, approximately 28,000 square feet. There is a courtyard at the ground level and a courtyard on the podium level. Above the podium are 5 levels of type 3 wood framed, residential construction. Girder trusses were used at where the building steps in to support exterior walls above. Additionally, a steel screen structure was provided in on the roof to screen the HVAC units from the nearby elevated freeway.

35 Folly

This four-story residential apartment structure is located in Charleston, South Carolina overlooking the Ashley River.  

The approximately 300-unit wood framed apartment structure wraps around a 5-story parking deck and courtyard space. Steel transfer framing provides open areas for leasing and amenities at level 1. Steel transfer framing was also used for multiple drive aisles for parking deck entry. The apartment structure is supported on shallow spread footings bearing on residual soils, while the parking deck structure will bear on precast concrete driven pile deep foundations.
