Raleigh Iron Works

Raleigh Iron Works is a mixed-use development that includes retail, dining, wellness, event and outdoor spaces. The first phase of the project includes the renovation of the historic Peden Steel mills and warehouses into office and retail spaces, along with the construction of a new 7-story multifamily building.

The development also includes a structured parking deck with approximately 700 spaces as well as 115 surface parking spaces sitewide, with a planned greenway connection. The property features flexible spaces for informal gatherings, outdoor dining, public art and events.

The development includes approximately 500K SF of office space, 90K SF retail, restaurant, venue and fitness space, as well as 220 residential units.

Fenton

Fenton is a multi-building, mixed-use development in Cary, NC. It is located on 92 acres in the center of the Research Triangle region. EM Structural led the structural design for all fourteen buildings in Phase 1, totaling 2.5 million SF, as well as three precast standalone parking decks. All buildings were designed and constructed concurrently with the goal of opening the entire development at the same time. The buildings are framed of structural steel, cast-in-place concrete, and type IIIA wood construction.

Five of the buildings are single-tenant, single-story structural steel construction. One building is single-story structural steel with multiple retail tenants. Two buildings are multi-tenant steel construction for office and retail use. Two buildings are three stories of structural steel office space on top of a cast-in-place concrete slab covering retail tenants. One building includes a roughly 110,000 SF cast-in-place post-tensioned concrete podium supporting 350 apartment units framed in type IIIA wood-framed construction. One building is split into three uses and framed in structural steel. This building includes a movie theater, a restaurant, and administrative offices for the complex.

The project received the SEA of NC 2022 Excellence in Structural Engineering Award for New Construction over $100 Million.

8 West

EM Structural Engineers provided structural design and construction administration services for this project for Gateway Development Services. The project is a Class A office building consisting of 200,000 SF, 9-story post-tensioned concrete frame office building supported on drilled pier deep foundations. It features 43 ft x 30 ft bays for optimal leasing.

The structural system is a one-way slab with 21-inch deep beams and girders providing large open spaces required for Class A office spaces. The lateral system is an ordinary reinforced concrete moment frame.

Challenges included a long cantilever on the south face of the building to provide unobstructed views of the city, and a long transfer beam to allow offset columns on the ground.

Atlanta Dairies

Atlanta Dairies – Building E

Located in Atlanta, Georgia, this 4-story office building houses 40,000 SF of creative office space. The building connects to adjacent historic buildings and new development with steel catwalk structures.

The structural system consists of composite structural steel framing supporting concrete slabs on composite metal deck. The lateral forces are resisted by braced frame at the building stairs and elevators. There is an extensive system of exterior catwalks, roof decks, and steel catwalks connecting to existing structures on the site. The structure is supported by shallow concrete spread footings bearing on rammed aggregate pier ground improvement. The lowest level consists of a slab on grade.

Sealy Serta Project

Serta Simmons Headquarters

This project for Holder Properties is the first phase of a full redevelopment of the previously closed GM assembly plant in Doraville, Georgia. The main building is a five-story cast-in-place concrete office building. The structural system is a one-way slab with 21-inch-deep beams and joists providing large open spaces as required by the client. The lateral system for this tower is ordinary moment frames, and the concrete columns are supported on shallow spread footings bearing on soils improved with rammed aggregate pier soil reinforcing.

A separate prefabricated steel building is supported on shallow foundations designed by EM Structural Engineers which provides a client showroom. EM Structural also designed the foundations for a precast parking deck which services the two buildings. Lastly, a large, cantilevered steel canopy between the parking deck and office tower designed by EM Structural allows employees to travel between the two buildings sheltered from weather.

Cigar Factory Renovation

This project consisted of renovating structural elements of a 160-year-old masonry structure with timber framed floors and roofs for office space and events areas.  

The structure had large areas of timber floor framing with termite and moisture damage issues that needed to be addressed. A new 5-story elevator shaft and stairs were designed to fit within the existing building and foundation, and a new steel frame was constructed to support the existing, unreinforced masonry shell.  

New additions included a 6,000 SF steel framed amenities building. All steel framing was designed to resist seismic and wind loads.  

This project was completed as 4SE, Inc., prior to joining EM Structural in 2021.

Downtown South – North Building

Downtown South – North Building is a 5-story mixed-use project in downtown Raleigh, NC that is in the initial design phase. This type III wood framed project includes 288 residential units, with up to 12 unit types including ADA unit modifications, with an internal, multi-story pre-cast concrete parking deck for approximately 450 spaces.  

Amenities will include a 5,000 SF clubhouse, leasing offices, business center, a centralized courtyard with on-grade pool.

Fenton Mixed Use

Fenton is a multi-building mixed-use development that is planned on 92 acres of Cary Town Boulevard on the west side of the intersection with I-40. EM Structural was in charge of the design of twelve buildings, totaling 850,000 SF, and three precast standalone parking garages. The buildings are framed of structural steel, cast-in-place concrete and type IIIA wood construction.

Old City Jail Rehabilitation

Old City Jail Rehabilitation

This ongoing renovation involves the structural stabilization, repairs, and renovation of the historic Old City Jail in Charleston, originally constructed in 1804. The 18,000 SF brick masonry 3-story jail will receive renovations including seismic performance modifications to create office space while preserving the historically significant aspects of the building.

Historical areas of the building will continue to be available for tours, and office tenants will continue to maintain the historic building.

22 West Edge

Located in Charleston, SC, the new 8 story office building will house 150,000 square feet of class A office space with ground level retail.  The building is intended for tenants focusing on research and development, laboratory space, and innovation.

The structural system consists of composite structural steel framing supporting concrete slabs on composite metal deck to achieve long interior clear spans and minimize the mass of the structure, thereby minimizing the lateral seismic forces.  Charleston’s large wind and seismic design lateral forces are resisted by Buckling Restrained Braced Frames at the building core.  The ground level slab is a cast-in-place concrete slab system over a crawl space.  The structure is supported by a deep foundation system consisting of cast in place concrete pile caps on piles.
