Eclipse on Madison (Eclipse FSU)

Located in Tallahassee, FL, the Eclipse on Madison project provides 47 residential units of off-campus housing intended for FSU students, above ground-level amenity space with parking in an adjacent, cast-in-place, post-tensioned parking deck with a pool at the top level. There is also a large open lounge space above the main building entrance.  

The structure consists of 4-levels of wood-framed, Type V construction supported by a post-tensioned concrete podium slab above amenities. There is wood transfer framing at the second level lounge area.  

The podium columns bear on shallow concrete spread footings. The adjacent 3-level parking structure is also supported on shallow concrete spread footings. 

The Indy

The Indy

The Indy is a student housing project in Marietta, Georgia near Kennesaw State University in the Town Village mixed use complex near the Kennesaw State Athletic Complex.

This project is 5 stories of Type III wood construction with 172 units and 543 beds.  The building wraps around a 6.5 story precast parking garage.   Many amenity spaces were included in the design such as: lobby, club room, small group room, large communal study room, leasing area, yoga room, fitness center, and a rooftop terrace.

There are extensive retaining and basement conditions to account for the approximately 30 feet of fall on the site.   Shallow foundations were used for the entire project.

EM Structural provided foundation and retaining wall design for the precast parking garage.  Parking garage foundations were shallow on soil improved with an aggregate pier system.

Georgia State University Student Housing (120 Piedmont)

The Georgia State Student Housing project, also known as 120 Piedmont, is a 26 story high rise in the heart of Downtown Atlanta.

This 467,125 square foot tower will accommodate approximately 685 students and include 8,200 square feet of retail space.  There will also be a rooftop deck, resort-style swimming pool, clubhouse, fitness center, on-site library, internet cafe, and Wi-Fi throughout the building.

The structure is post tensioned flat plate concrete slabs supported on concrete columns.  There are several columns that transfer out at level 6.    Lateral loads are resisted by reinforced concrete shear walls.   The foundation system consisted of pile caps with 18″ diameter auger cast piles.   There is also an independent structural steel canopy to highlight the main entrance.

 

Skygarden Apartments

Skygarden Apartments  is a 9 story mixed-use structure is located in the heart of Downtown Charleston, South Carolina.

The ground floor is of common space, retail, and parking, level 2 consists of parking and 8 levels above are comprised of residential units with a pool deck located on level 3 and a rooftop terrace on level 8.

The structure consists of concrete columns and walls with a 2-way flat slab for the floor system.  The structure was supported on pre-stressed concrete pile foundations.  The lateral system of the building consists of special reinforced shear walls.

Square on Fifth (Centergy North)

Centergy North is a 25 story Mixed Use Student Housing project of cast in place post tensioned concrete, located in Midtown Atlanta.

Twenty- three of its twenty-five floors will be residential units, with a mix of one, two, and three bedroom apartments.

The two lower levels will provide an incubator space for student collaboration. The new plaza will adjoin the existing plaza and parking deck.  A water feature will flow from level one to the ground level.  The pool and other amenities will be located on the roof.
