Novel Montford Park, inspired by the evolution of the surrounding community in Montford Park, is a 5/6-story structure located at the site of the former Pfeiffer University Charlotte campus. Novel Montford Park features 337 apartments and 17,000 SF of streetside retail fronting Park Road.
The Novel Montford Park project consists of both type 1A light-guage and type IIIA wood-framed residential apartment units with a post-tensioned transfer podium slab located over approximately 50% of the building footprint. Basement conditions creating six-story wood-framed structure conditions are located in the southern portion of the site. The mixed-use structure wraps a precast parking deck in the center of the project. It also includes a concrete ordinary reinforced moment frame lateral resisting system, post tensioned concrete transfer podium and elevated slabs in the amenity area and shallow concrete spread footings for ground improvement.
