Berkshire Chapel Hill (Alexan Village Plaza)

The project consists of 265 apartment units in a five-story, wood framed building wrapping around a precast parking garage.  The development also features a pool, fitness, game room, common areas, and ground level retail.

The structure is Type III wood framing with wood floor and roof trusses spanning between wood framed bearing walls.  A cast-in-place, post tensioned concrete podium slab with concrete columns was incorporated to create larger open spaces at the ground level to accommodate amenity and retail functions.  OSB and gypsum sheathed wood framed shear walls resist lateral loads.  The structure bears on shallow concrete spread footings on soils improved with rammed aggregate piers.  The ground level retail required extensive tall storefront detailing and structural support for large brick openings and canopies.
