Raleigh Iron Works

Raleigh Iron Works is a mixed-use development that includes retail, dining, wellness, event and outdoor spaces. The first phase of the project includes the renovation of the historic Peden Steel mills and warehouses into office and retail spaces, along with the construction of a new 7-story multifamily building.

The development also includes a structured parking deck with approximately 700 spaces as well as 115 surface parking spaces sitewide, with a planned greenway connection. The property features flexible spaces for informal gatherings, outdoor dining, public art and events.

The development includes approximately 500K SF of office space, 90K SF retail, restaurant, venue and fitness space, as well as 220 residential units.

Fenton

Fenton is a multi-building, mixed-use development in Cary, NC. It is located on 92 acres in the center of the Research Triangle region. EM Structural led the structural design for all fourteen buildings in Phase 1, totaling 2.5 million SF, as well as three precast standalone parking decks. All buildings were designed and constructed concurrently with the goal of opening the entire development at the same time. The buildings are framed of structural steel, cast-in-place concrete, and type IIIA wood construction.

Five of the buildings are single-tenant, single-story structural steel construction. One building is single-story structural steel with multiple retail tenants. Two buildings are multi-tenant steel construction for office and retail use. Two buildings are three stories of structural steel office space on top of a cast-in-place concrete slab covering retail tenants. One building includes a roughly 110,000 SF cast-in-place post-tensioned concrete podium supporting 350 apartment units framed in type IIIA wood-framed construction. One building is split into three uses and framed in structural steel. This building includes a movie theater, a restaurant, and administrative offices for the complex.

The project received the SEA of NC 2022 Excellence in Structural Engineering Award for New Construction over $100 Million.

Sync Perimeter Project

SYNC at Perimeter

This project features 423 residential units, over 395,000 SF of gross rentable residential area and over 12,000 SF of retail. It includes two residential buildings, each with 5 stories of Type IIIA wood-framed construction on top of post-tensioned concrete frames. The podium slabs are braced using ordinary reinforced concrete moment frames between the podium slabs and supporting cast-in-place columns. Columns are supported on shallow spread footings bearing on soils improved by rammed aggregate pier soil reinforcing.

Both residential buildings have a precast parking deck. The Building 100 parking deck is supported on shallow spread footings bearing on soils improved by rammed aggregate pier soil reinforcing. The Building 200 parking deck is supported on spread footings bearing directly on partially weathered rock.

Due to the proximity of the new residential buildings to the existing parking decks servicing the Palisades Office Tower, E+M Structural faced unique design challenges to provide adequate foundation supports for the new residential buildings without affecting the existing parking decks for the office tower.

Downtown South – North Building

Downtown South – North Building is a 5-story mixed-use project in downtown Raleigh, NC that is in the initial design phase. This type III wood framed project includes 288 residential units, with up to 12 unit types including ADA unit modifications, with an internal, multi-story pre-cast concrete parking deck for approximately 450 spaces.  

Amenities will include a 5,000 SF clubhouse, leasing offices, business center, a centralized courtyard with on-grade pool.

Fenton Mixed Use

Fenton is a multi-building mixed-use development that is planned on 92 acres of Cary Town Boulevard on the west side of the intersection with I-40. EM Structural was in charge of the design of twelve buildings, totaling 850,000 SF, and three precast standalone parking garages. The buildings are framed of structural steel, cast-in-place concrete and type IIIA wood construction.

Modera Prominence 1

This project is located in the heart of the Buckhead office district at the corner of Lenox Road and Piedmont Road. The complex features 319 residential units totaling 367,000 SF, 41,700 SF of retail space, 560,000 GSF of 5-story Type IIIA residential above Level 1 and Level 2 podiums.  

Permanent soil nail walls and CIP retaining walls allow for two levels of parking below grade. A large plaza with prominent landscape features along with retail caps the parking levels. Above the plaza level are PT podium slabs with five levels of Type IIIA construction for the residential units. An elevated pool and amenity deck makes up a portion of the Level 2 podium above plaza.  

Each residential unit at the top level has access to a private rooftop terrace, which required a considerable amount of effort between the team members during the design phase to ensure that the terraces was coordinated with the other disciplines and met the owner’s budget and vision.  

Modera Reynoldstown Project

Modera Reynoldstown

This project is located in Reynoldstown, an area in Atlanta, Georgia, located east of the state capital on Memorial Drive. It features a 5-story precast parking garage with amenity at the top level and 5-stories of Type IIIA residential, including loft units and units.  

At the Ground Level, there are retail spaces, leasing lobby, trash and loading dock, and the entry to the parking garage. A portion of the structure at Level 1 supports a row of residential units below a podium slab and the leasing mezzanine. Residential units begin at Level 2, some of which bear upon a post-tensioned podium slab. Level 2 also includes concrete transfer girders. Many of the residential units have either a loft unit or a unit with access to a roof terrace at Level 6.  

Multiple structural systems were employed in the design of this project, including post-tensioned concrete flat plate slabs, post-tensioned concrete podium slabs, post-tensioned beams and girders, structural steel framing, concrete columns and walls, and structural wood framing. The foundation is a combination of shallow spread footings bearing on native soils and shallow spread footings bearing on soil improved with aggregate piers.  

This project received the AIA Potomac Valley 2021 Excellence in Design Merit Award for Multifamily Architecture.  

Parkview on Peachtree

This mid-rise, multifamily residential project is located at the intersection of Peachtree Industrial Boulevard and Clairmont Road in Atlanta, GA. It consists of two residential buildings, a 4-story parking deck and a structural steel pedestrian bridge. Both buildings are 4-story Type VA multifamily residential construction. The majority of the wood framing bears on conventional concrete slab on grade, though there are two post-tensioned concrete podium slabs support three levels of wood framing above. Several retail spaces are provided below the podium slabs. The foundations supporting the two residential buildings are shallow spread footings on native soils and/or engineered fill. However, a portion of the site required the use of rammed aggregate piers to remediate on-site soils. The precast parking deck is also supported on shallow foundations on rammed aggregate piers. 

The Vermeer

This 683,733 SF, 13-story mixed-use development consists of a residential tower above ground-level retail, with two levels of below-grade parking underneath the entire building footprint. The residential tower includes 501 units in three wings, and the parking structure provides 253 parking spaces for retail and residential users. The ground level also includes a resident lobby and amenity space. The project utilizes almost all roof areas for amenity space, green roofs, and stormwater bioretention. The development includes two large, activated courtyards above the retail level, numerous terraces where the building footprint steps back, and rooftop amenity spaces including indoor penthouse amenities, a swimming pool, pool deck, and landscaping including an extensive green roof.

Morrison Yard

This project for owner Woodfield Investments, LLC, is part of the Morrison Yard development located along the Cooper River in Charleston, SC. This 10-story, 738,000 SF building will be a mix of retail, parking, and residential. Parking is located across the majority of the ground and second floors and is capped by a podium structure that supports the residential floors above surrounded by exterior amenity spaces. The foundation system is precast concrete piles with pile caps monolithic with the post-tensioned concrete slab on grade. The residential units at the North side are framed of flat post-tensioned concrete slabs with concrete special reinforced shear walls and columns. The residential units at the South side are wood framed with OSB shear walls and plywood diaphragms.
